Our fees are fixed, so whether your house is valued at £50.000 or £500.000 you pay the same fee, potentially saving thousands on estate agent costs.
You have two options to choose from:

Option 1 - Pay an upfront fixed fee which gives you 12 months advertising and our full service, advertising on all major portals, shop windows, photographs, for sale board, viewings, regular updates, the dealing of the sale with the solicitors, hand over of keys. this also includes your EPC certificate saving you a further £60.00.
Option 2 - Pay a fixed fee upon completion of the sale, this is NO Sale No Fee, so if we do not sell it and you decide to take it off the market or move agents they will be no cost to pay, the service includes, advertising on all major portals, shop windows, photographs, for sale board, viewings, regular updates, the dealing of the sale with the solicitors, hand over of keys.
Process
First Stage - Valuation
Our aim is to make sure the pricing is right and the timescale fits in with what you are looking for.
We instruct one of our experienced valuers who will advise you on the most appropriate pricing and method of sale, we offer two pricing options which are both at a fixed fee, our experienced team fully understand the market and area and we only appoint one individual to deal with you from start to finish which we believe offers the greatest service to our clients.

Second Stage - Marketing
In achieving a successful sale at the best possible price we heavily market your property through many ways. We invest a large amount of time and money on general marketing and brand awareness, we was the first agent to deal with Kcom in branding their phone boxes which results in large traffic to our own website, this campaign is until march 2012, we also advertise via radio on KCfm and Viking Fm which started the "pink apple thursday" campaign allowing us to piggy back the Hull daily mails property supplement which also has worked strongly for our brand, we always look at "thinking outside the box" when marketing your property and by doing somethings a little different to other agents this gets your property noticed more.

Final Stage - Sale
You will receive feedback on every viewing and will receive a marketing document every month informing you of how many viewings, hits on the internet, enquiries etc.
All offers that we receive on your property will be discussed with you and all offers confirmed in writing. the negotiations will be handled by our experienced team. We will advise you on the quality of an offer, verifying details and financial arrangements of the potential buyer, all mortgage in principals are checked by our independent mortgage broker. When an offer has been accepted we will instruct relevant conveyancers to start the process straight away.
We carefully track the progress of the sale, however whilst under offer, unfortunately the sale is not legally binding for either the seller or buyer and we therefore work hard on your behalf to help the progress of the sale through to exchange of contracts as smoothly and quickly as possible. We liaise with all parties, buyer, seller, conveyancers/solicitors and financial advisors on a regular basis.
The solicitor you instruct will send out a draft contract to the purchaser's solicitor who in turn carries out preliminary enquiries. They also organise all the supporting paperwork such as title deeds, identifaction checks, fixtures/fittings list, seller's questionnaire, planning consent, guarantees, copy of building regulations and all other relevant documentation.
Once all the legal and financial documents are in place for the sale of your property and for any other transaction within the chain, a legal exchange of contracts can take place and a completion date set.
The completion date is when all parties agree on the day upon the keys being exchanged, we will liaise with all parties in arranging the handing over of the keys.
Completion day is when funds are released to you into your bank account and upon being received we will hand the keys to the new buyer.
