If you're thinking about renting out your property, it's often the case that the most cost-effective and time-efficient solution is to hand over the letting and management to an experienced letting and management agent with an in-depth knowledge of home rentals.

Firstly, we will visit your property and provide you with an assessment. In doing so we will take into account current statutory regulations, the property's condition, location, valuation, fixtures and fittings etc.

PROPERTY MANAGEMENT

If you wish, you can leave the whole supervision of the letting and management process to us. Under our Property Management service you pay us a percentage of the monthly rent which you will recieve the following products and services:

  • Advertise your property (Letting board, Our offices, Our website and property portals such as Rightmove, Findaproperty and Zoopla).
  • Carry out a full cleaning service of the property,
  • Find tenants (Arrange and Attend viewings of property, Property waiting list)
  • Set up tenancy agreements, property inventory (photographic report), carry out all credit checks/references and in some cases guarantor agreements.
  • Arrange if not already in place a Gas certificate, EPC certificate (subject to a fee) and also the moving in of tenant(s).
  • Upon the tenants moving in we will inform the utility companies of the meter readings and deal with the local authority in regards to Council tax.
  • Collect the rent monthly and BACs all payments straight away also arrange the deposit into a deposit protection scheme (DPS).
  • Monthly Statements to keep your accounts up to date.
  • 3 Month Inspections of the property to make sure it is being looked after by the tenant(s).
  • Deal with any problems arising at the property which will be reported to us and either yourself can do the work or we can arrange for any work to be carried out, we have a number of qualified tradesman including Electricians, Gas fitters, Plumbers, Builders and cleaners whom we can call on to undertake any jobs that may be necessary.
  • Upon the tenant vacating we will deal with the return of the deposit and the checking out process.

 

 

 

LETTING ONLY £295.00

If you wish to manage the property and supervise the tenancy yourself, this is the ideal service for you. We will:-

  • Advertise your property (Letting board, Our offices, Our website, Local press* and Property portals).
  • Find tenants (Viewings of property, Property waiting list).
  • We will set up the tenancy agreements and carry out necessary credit checks/references.
  • We can also help with the deposit protection that is now a legal requirement under the housing act 2004, Gas certificates that are also required from a Gas safe certified engineer (Gas safe has now replaced Corgi since 1st April 2009) which need to be done every 12 months and also arrange EPC certificate which is also required.
